$GHG The company probably won’t love me for letting this cat out of the bag.  GHG’s 20-F just came out.  Buried in the risk section is one very interesting line: “In 2025, we entered into an agreement to acquire a hotel property opposite to the Twin Towers in Malaysia for strategic purpose.”  This is the Petronas Twin Towers in Kuala Lumpur, one of the most valuable areas in the city.  This is separate from GHG’s planned GreenTree Hotel in Johor Bahru, Malaysia, which is the new franchise hotel in partnership with Holiday Villa Hotels &amp; Resorts open very soon. 
 
The Holiday Villa Hotel Suites Kuala Lumpur, located across from the Petronas Twin Towers, is scheduled to open in June 2026. Perfect time and already partners with them.   I also estimate the property is worth around 30-40 million, which seems to line up with the amounts GHG has put down over the past two quarters for this asset.

This is huge news.  When a hospitality group expands internationally, a trophy flagship property is exactly the kind of asset it wants. A highly visible, premium hotel directly across from the Petronas Twin Towers is a revenue generating billboard for Greentree in one of Kuala Lumpur’s most recognizable locations.   This will immediately position them as a  serious, well capitalized international player, not just some domestic Chinese hotel brand.  By fully owning and operating this first flagship property, GreenTree also keeps complete control over the renovation, hiring, service standards, and guest experience.  It lets the company make sure its international debut is polished before it starts licensing the brand to local Malaysian developers.

They also stopped holding conference calls last April, and their filings have become very non-promotional. With insiders owning about 90% of the shares, that silence likely has a purpose. 
 
My guess is one of two things. First, they may be preparing for a buyout, and keeping the stock price low would make sense. Second, it could be related to the GTI merger announced last year.  
 
With the merger comes the potential flood of news. GTI would bring its U.S. hotel chain business into the mix, while GHG expands into Malaysia near a globally recognized landmark like the Petronas Twin Towers. They will likely hate me for bringing this all up but GHG should already be trading multiples of the current price.

This is the 4th largest hotel chain in China, yet the valuation gap is extreme. The number 1, 2, and 3 players trade at valuations that are roughly 5 to 8 times higher than GHG’s.   
 
The reason seems clear. Insiders own about 90% of the stock, and the company has done almost nothing to promote the story. No conference calls, minimal communication, and very little effort to highlight positive developments.  They should be screaming from the roof tops about the new Malaysia hotel opening soon but nothing. 
 
So the question is simple. Do we get a buyout, or do they merge with GTI and finally start promoting the combined company? 
 
Either way, the valuation gap is massive. For GHG to trade more in line with similar hotel companies, the stock would need to move a minimum triple from current levels.
