@BigSxyWhtGuy The valuation did not decrease by 30% in last few weeks/months. The recent refinancing is a good sign that the management is able to act responsibly. They did a great job in this rate environment to secure a cheap loan. They can show buyers that they have some time to avoid fire sales. Only their top 2 properties will move the needle at this stage. I am expecting Lampert&#39;s gets involved sooner than later with some financial engineering here. I expect this by year-end, aligning with CEO and COO incentives (1m+bonus). Time will tell...

@tom592007 I still have a couple shares left. Not enough to make a difference but I do think it’s a coin toss. Would LOVE to see this turn into a MAA case for another company vs selling the last of the properties in a fire sale to reward the debt holders. I think the later case will result in investors losing out and walking with nothing.

@BigSxyWhtGuy Zero is quite unlikely unless it takes another 3 to 4 years to monetize and the real estate environment significantly worsen. Current NAV is around $4.5 and include significant impairments already. I think current stock price in the 2&#39;s already reflect a worse case outcome.
Lampert is watching. Adam Metz the CEO was not hired for a simple liquidation. He is a much more sophisticated CEO. See how he handled GGP. I expect to see some fireworks at some point with SRG. It is so thinly traded, any significant good news will create a short squeeze worth watching!
