$WAL Two weeks until the rate on the preferred changes from fixed 4.25 to a float consisting of 3.45% + the 5yr note.  At todays rates, that is over 8% (unless the bank buys them back at par $25).  Either way works for me but hope they don't buy them back.  Too sweet a divvvvvvvy.
