Real estate major Hiranandani Communities, part of the Niranjan Hiranandani Group, has announced its entry into the fast-growing senior living segment with the launch of ‘Elements’ at Hiranandani Parks, Oragadam — marking a strategic diversification into wellness-oriented housing for India’s ageing population.

The new project, spread across 4.5 acres, has a development potential of one million sq. ft. and an estimated project value of ₹300 crore. It will comprise 400 residences, to be developed in two phases. Each unit will be a 2BHK apartment of around 700 sq. ft., priced from ₹60 lakh onwards.

Partnership for wellness-driven living

The senior living initiative is being developed in collaboration with GTB Developers, combining Hiranandani’s township development expertise with GTB’s operational capabilities in the senior living space.

“The launch marks a pioneering collaboration between Hiranandani Parks and GTB Developers, aimed at creating a world-class, wellness-driven ecosystem tailored for senior citizens,” said Niranjan Hiranandani, Founder and Chairman, Hiranandani Communities. “The development will integrate holistic care, on-site medical assistance, recreational and wellness programs, assisted living facilities, and hospitality services — enabling residents to lead a secure, dignified, and fulfilling lifestyle within the broader township environment,” he added.

Integrated within a thriving township

Located within Hiranandani Parks, one of Chennai’s largest integrated townships, ‘Elements’ will benefit from the existing infrastructure that includes schools, healthcare facilities, retail spaces, sports complexes, and landscaped greens. The township’s location in Oragadam, now one of Chennai’s fastest-growing industrial and residential corridors, adds to the project’s appeal.

The inclusion of senior living within the township also makes Hiranandani Parks a multi-generational community, catering to working professionals, families, and retirees alike — a concept increasingly being favoured in large urban centres.

Rising demand for senior living

Hiranandani’s entry comes at a time when India’s senior living market is expanding rapidly, driven by a rising population of retirees seeking independence and community-based living. With nearly 150 million Indians expected to be over 60 years of age by 2030, developers are recognising the segment’s long-term potential.

Southern cities like Chennai, Bengaluru, and Coimbatore have emerged as strong markets for senior housing, backed by favourable climate, healthcare infrastructure, and lower living costs. Several real estate players including Tata Housing, Brigade Group, Ashiana Housing, and Columbia Pacific Communities have already entered the space.

Focus on holistic care

‘Elements’ will feature medical tie-ups for on-call doctors, wellness and physiotherapy zones, assisted living support, and community-driven engagement programs designed to enhance emotional well-being. The design will prioritise accessibility and safety, with barrier-free layouts, 24x7 security, and hospitality-style management.

For Hiranandani, the move represents a natural evolution of its township philosophy — extending its focus on integrated, sustainable communities to address the needs of senior citizens.

“With ‘Elements’, we aim to redefine senior living as a lifestyle choice that balances independence with care and companionship,” Hiranandani said. “It is about enabling graceful ageing within a vibrant community.”
