$SUI Sun Communities Q3 Core FFO was 2.35 dollars a share vs 2.28 a year ago, above its own 2.23 to 2.33 dollar guide. Revenue was 558.2 million dollars, up just 0.4%. Same property NOI rose 3.6%, but it was really one segment. Manufactured housing NOI grew 6.9% while RV NOI fell 1.3%, and blended occupancy slipped 50 bps to 98.8%. The UK sale closed in September for about 1.03 billion dollars net. In the quarter they put 293.3 million dollars into buybacks at a 119.24 dollar average, repaid 266.6 million dollars of mortgage loans, and after quarter end bought two Pacific Northwest manufactured housing properties for 79.5 million dollars. Preliminary 2027 rent increases are 5.4% for manufactured housing and 4.4% for annual RV. Management said 2027 increases are coming in above 2026 levels.
