$VICI $NKE both vici and nike are changing their trajectory. both will make a reversal and go up at least 30% before EOY. the question is: do I sell or do I keep for the nice dividend of over 7% and over 4% on my initial investment. I literally bought both on the bottom. I guess they are good for diversification out of financials and tech but their growth isn't gonna be exceptional ever. they just provide amazing dividend and steady dividend growth. Should I sell once the 30% boost is complete?

$VICI Got in at the 7% mark (25.71) and even added a small bit at 25.50. Just in this one for fun so I can keep up with CarRamRod posts on here. I honestly hate Vegas because of the ridiculous rip-off factor it has become with restaurant prices and resort fees. I rather buy a small lot of $VICI stock than ever visit that Godforsaken town again.

$VICI Carramrod is just havin the time of his life with this one 😂 i will say you were and are correct to be bearish on vici but long term i still believe i will make a decent return on my $30 average. Yes if i could go back i would not have bought it then. Instead just keep it in cash position and continue slowly building my overall hedge i started in January.

The portfolio, anchored by Caesars Palace and MGM properties, runs at 100% occupancy on a 39.6-year weighted average lease term, with 2.0% annual escalators baked into most leases. Q2 AFFO per share of $0.62 covered the $0.45 quarterly dividend with room to spare, and management raised full-year AFFO guidance to $2.45 to $2.47 per share. Three new tenants joined in Q2, including a $1.16 billion Golden Entertainment sale-leaseback adding $87.0 million of initial annual rent. Tenant concentration is the tradeoff: Caesars at 38% and MGM at 32% means gaming credit matters here. Maybe, the huge concentration in just two gaming companies is a concern for some people.
