$ABR This is not a problem specific to ABR, but if you haven't seen many Financial News shows highlighting the big changes in Real Estate and expecially in our largest cities - seek those out. Recent special aired and showed NYC as a brutal example, where Office REITs are hemorraghing because fewer people work physically in an office in NYC these days. High-rise office buildings in NYC are now selling for half their pre-COVID values. One that was highlighted on a show, the building was fully occupied, then COVID, telework, now only a single tenant (dollar-store) on the first floor. Owner was given a low-ball offer for $40M on what was a nearly $100M building. New owners gutting the entire thing, no more offices, only high-end residential units being built, and with some loophole for a center-of-building gap space that allows easier conversion (long story, you'd have to see the "unused space" in the center of the building, they're hiding unused space). We are fooling ourselves.

The rest of the story is this - many big cities are playing a shell game at a macro level, they don't want the perception of the city dying, losing population, so some buildings are being refurbished with hidden unused spaces, partly so the tenants that are in the building, think it's a more popular place than it actually is. You don't get as much revenue-per-floor, per high-rise this way. It is permanently handicapping the maximum revenue run-rate for each high-rise, as each one is overhauled in this way. On this particular show, it was asked how often these practices are happening, and the engineer said nearly all buildings in NYC are being done this way. Where this can affect a company like ABR is that if these trends continue, the firms who hold loans on these newer/lesser buildings don't have as much total revenue to cushion their costs. Think of it this way - you had a 10-apartment building, now it's only 8 apartments, no change in rents, you're now making less money for the site
