The carpet area sold declined 14% to 1,35,460 square feet (sq. ft) in Q1 FY24 from 1,57,438 sq.ft in Q1 FY23.Collections tumbled 47% YoY to Rs 111 crore in Q1 FY24 over Q1 FY23.The realty firm stated that it has achieved remarkable sales performance in Q1 FY24, with a significant sales area of 1,35,460 Sq.ft. This marks an impressive 96% increase in the trailing quarter reflecting positive & continued market sentiment, though year-on-year comparisons are not comparable due to a massive sales launch included of Manhattan last year. During Q1 FY24, the sales growth was driven by the implementation of a revamped sales strategy for Bangalore projects. Sequentially, sales value rose 10% in Q4 FY23 from Rs 128 crore posted in Q3 FY23. The firms carpet area sales rose 1% to 62,209 square feet (sq.ft) in Q4 FY23 as compared with 68,540 sq.ft in Q4 FY22. On quarter on quarter basis, carpet area sales registered growth of 9% from 63,595 sq.ft recorded in Q3 FY23. Robust sales and a good construction pace have resulted in firm growth of 35% YoY in collections for FY23. The company said it firmly believes that its strong cash generation will pave the way for business development prospects and debt deleveraging, thereby enhancing growth visibility.On full year basis, the firm clocked sales value of Rs 834 crore with growth of 93% in FY23 as compared with Rs 431 crore in FY22. Collections for FY23 jumped 35% YoY to Rs 532 crore, due to robust sales and a good construction pace. Carpet area sales stood at 3,70,219 sq.ft in FY23, registering growth of 50% as compared with 2,46,289 sq.ft in FY22.Dhaval Ajmera, director, ARIIL, said, Our FY23 performance, surpassing the peak sales of the COVID period, shows the sustained housing upcycle driven by strong affordability, job creation, and income growth. Looking ahead, we are excited to double our launch pipeline in FY24, with the aim of garnering Rs. 2000 crores of estimated gross sales towards this effort. In addition, we are currently in active discussions towards the JVJDDA low capex acquisitions, which will further strengthen our pipeline.
