<ul class="summary-bullets"><li>Fannie Mae was established in 1938 to enhance mortgage lending in response to the Great Depression.</li><li>Freddie Mac was created in 1970 to broaden the secondary mortgage market and encourage competition.</li><li>They’re still controlled by the Federal Housing Finance Agency (FHFA), even as Washington debates what their future should look like.</li></ul>Fannie Mae and Freddie Mac are the two major government-sponsored enterprises (GSEs) that help keep the U.S. mortgage market running. They guarantee most of the country’s home loans and play a big part in making mortgages easier and cheaper to obtain.For decades, they operated as private, shareholder-owned companies under federal oversight. However, the situation changed during the 2008 financial crisis, when both were placed into government conservatorship. They’re still controlled by the Federal Housing Finance Agency (FHFA), even as Washington debates what their future should look like.Those discussions resurfaced recently after former President Donald Trump said he is giving “very serious consideration” to taking the companies public again.<h2 class="st-heading-2">How Do They Work?</h2>The core job of Fannie Mae and Freddie Mac is to buy mortgages from lenders such as banks, mortgage companies, and credit unions. They either keep those loans or bundle them into mortgage-backed securities (MBS) that investors can buy. When lenders sell mortgages to the GSEs, they get cash back, which they can use to make new loans.This recycling of capital helps keep mortgage funding flowing and supports the widespread availability of the 30-year fixed-rate mortgage, a product not commonly found in many other countries.<h2 class="st-heading-2">Key Differences Between Fannie Mae And Freddie Mac</h2>Though their missions are similar, the two were established at different times and with subtle market differences. Fannie Mae was created in 1938 to enhance mortgage lending during the Great Depression. Freddie Mac followed in 1970 to broaden the secondary market and increase competition.Historically, Fannie Mae has worked more with large commercial banks, while Freddie Mac has sourced more loans from smaller regional banks and credit unions. Fannie's portfolio tends to focus more on single-family homes, whereas Freddie has a more extended history of buying loans tied to multi-unit properties. Regardless of the difference, only loans that meet strict GSE standards, known as conforming loans, qualify for their guarantee.<h2 class="st-heading-2">What Is Implicit Guarantee?</h2>For years, investors assumed that if Fannie Mae or Freddie Mac ever ran into trouble, the U.S. government would step in. That unspoken belief, known as the “implicit guarantee,” proved true in 2008 when the Treasury provided about $190 billion to rescue both firms. They paid back those funds by 2014, but they remain under conservatorship, with strict oversight of their capital and dividends.How and when the GSEs might leave government control remain open questions.  What Are Freddie Mac And Fannie Mae? Why Are They Important?

Fannie Mae and Freddie Mac buy mortgages from lenders such as banks, mortgage companies, and credit unions.

In the third quarter, the 30-year fixed rate dropped by 40 basis points to 6.3%, giving those buying and refinancing some much-needed rate relief.” — CEO Varun Krishna.</li><li>It projected adjusted revenue of $2.1 billion to $2.3 billion for the fourth quarter, which is typically weak due to the holiday season.</li></ul>Rocket Companies Inc.’s (RKT) stock surged over 7.9% in extended trading on Thursday after the firm’s third-quarter earnings topped Wall Street’s estimates.On an adjusted basis, the mortgage firm reported earnings of $0.07 per share for the quarter ended Sept. 30, while analysts expected $0.05 per share, according to Fiscal.ai data. Its adjusted revenue of $1.78 billion also topped estimates of $1.65 billion.<h2 class="st-heading-2">Mortgage Demand Showing Signs Of Improvement</h2>The company said Rocket Mortgage generated $35.8 billion in net rate lock volume, a 20% increase from a year earlier. A rate lock denotes a fixed mortgage rate agreed upon between the lender and borrower. The company's sold loan volume in the direct-to-consumer segment rose to $17.14 billion during the quarter, up from $14 billion a year earlier.“Affordability is slowly improving as rates ease. In the third quarter, the 30-year fixed rate dropped by 40 basis points to 6.3%, giving those buying and refinancing some much-needed rate relief,” said CEO Varun Krishna in a call with analysts, before adding that the rate of increase in home prices has also slowed.The U.S. Federal Reserve has lowered its benchmark interest rate by 50 basis points for two consecutive months. Mortgage rates typically decline following such moves. However, Fed Chair Jerome Powell warned this week that another rate cut in December is not guaranteed.Krishna flagged that existing home sales continue to hover around 4 million units, putting 2025 on track to be the slowest year for existing home sales since 1995. “Buyers are watching the market closely, they're waiting for clear signals and increased affordability before making their move,” he added. The company projected adjusted revenue of $2.1 billion to $2.3 billion for the fourth quarter, which is typically weak due to the holiday season.<h2 class="st-heading-2">Redfin, Mr. Cooper Deals Paying Dividends</h2>In the analyst call, Rocket executives also highlighted meaningful gains from the recently closed multi-billion-dollar acquisitions of Redfin and Mr. Cooper. Fannie Mae, Freddie Mac IPO Plans Face Democratic Pushback On Mortgage Rate Risks: Report

According to a report by Bloomberg, Senators Elizabeth Warren, Cory Booker, and Chuck Schumer sent a letter to Federal Housing Finance Agency Director William Pulte, asking him to prioritize housing affordability. 

Economist Peter Schiff on Thursday defended Federal Reserve Chair Jerome Powell over his stance on interest rates, days after Trump blamed the U.S. central bank for elevated mortgage rates.“The last time the Fed cut rates, mortgage rates rose. The same thing is likely to happen if the Fed cuts again,” Schiff wrote on X. “Maybe by not cutting, Powell is helping housing.”<img src="https://news.stocktwits-cdn.com/Schiff_JPG_ba73dc5e42.webp" alt="Schiff.JPG">Earlier this week, President Donald Trump launched a fresh attack on Powell, blaming the banker for hurting the housing industry “very badly.” He also called for a major rate cut next month.Powell is scheduled to speak on Friday at Jackson Hole, Wyoming, in the U.S. central bank’s annual symposium, where investors will be glued to his every word, which could give a hint toward the Fed’s interest rate pathway.While inflation has come down from pandemic-era levels, it remains above the central bank’s 2% mandate. However, many homebuyers continue to wait on the sidelines for further rate declines.Luxury homebuilder Toll Brothers had revised its housing deliveries outlook lower and flagged affordability concerns. ‘Powell Is Helping Housing’ Says Peter Schiff As Economist Defends Fed Chair Against Trump’s Attacks

U.S. mortgage rates have fallen to their lowest levels in nearly eight months, according to Freddie Mac, with buyers looking to take advantage of the decline.Freddie Mac noted that the 30-year fixed-rate mortgage (FRM) fell to 6.58% as of Thursday, down from 6.63% last week. A year ago, the 30-year FRM averaged 6.49%, according to the government-sponsored enterprise.“Purchase application activity is improving as borrowers take advantage of the decline in mortgage rates,” said Freddie Mac’s chief economist, Sam Khater.The firm said that based on its latest Primary Mortgage Market Survey, the 15-year FRM is now down to 5.71%, from 5.75% last week. A year ago at this time, the 15-year FRM averaged 5.66%.On Monday, data from Bank of America&nbsp;<a href="https://stocktwits.com/news-articles/markets/equity/2026-mortgage-rates-refinancing-rates-5-month-low-berkshire-prediction/chruz50Rdeb">showed</a> that the refinancing rate for a 30-year FRM is now down to 6.625% for a current loan balance of $200,000, hitting its lowest levels since March.In July, Warren Buffett-led Berkshire Hathaway Inc.’s (BRK-A) (BRK-B) HomeServices predicted a softening in the housing market. The firm noted that despite the expected softening, home prices are unlikely to fall dramatically. “Instead, they expect prices to continue rising—just at a slower pace. Slightly lower rates might encourage buyers to act, especially if more sellers list homes to beat any potential price correction. That could increase inventory and put downward pressure on prices,” it said in a note.Meanwhile, U.S. equities declined in Thursday’s midday session. CEO Jamie Dimon at the White House last week, followed by talks with Goldman Sachs CEO David Solomon on Thursday.
